The owner, Dan Barden, is a commissioned Notary in the state of Nevada and a 10 year full-time Tahoe resident. Full walk around visual inspection to find broken windows, leaks, mold, structural problems, etc. Snow buildup monitoring on decks/balconies/hot tub covers/roofs Monitor gutters and downspouts for debris buildup to prevent ice damming Hot tub/Pool temp, water quality, dissolved solids and visual inspection Inspect outdoor kitchens and grills to prevent winter damage and for summer recreation readiness Visual inspection of any other outdoor recreational amenities for winter damage and summer recreation readiness Inspect and test generator and backup power systems Any abnormalities Photos of the visit Snow shoveling path to hot tub, path to bbq, walkways and from decks/balconies/hot tub covers to avoid overload (at hourly rate)

Each check-in includes a report of all of the above as well as any additional notes for each category. If any item needs attention, we will address it right on the spot if possible. If not possible, we will reach out to the homeowner to get their input. If any of the line items above require more than a quick fix (such as removing ice damming, snow shoveling, etc.), the hourly rate will apply. (1hr minimum) We are happy to find and coordinate contractors and cleaners for you. Please inquire for details.

Check-ins are flexible and can be scheduled at your convenience with 24hr notice. Unless otherwise requested, they will default to the schedule below: Beginner - first week of the month or requested recurring date Intermediate - every other week Advanced - once per week Check-ins can be rescheduled to a different time slot upon request to accommodate homeowner needs. Please allow 24hrs notice for the new selected time.

Weather, wildlife, and fire can create unexpected needs for your home. We are happy to do additional checks upon request. You are welcome to reschedule your normal check-in based on availability or schedule additional check-ins during business hours for $250 (with 24hrs notice). Partial checks to address a specific need will be billed at a base of $50 and must be scheduled 24hrs in advance. For less than 24 hours notice, please contact us directly for details.
